Long term investment if you only have RM120K...

Where are you going invest if you only have RM120K cash? With the same money, you can:
1. Buy ONE US property (USD 40K) without loan with rental yield up to 24%.
2. Buy ONE NZ property (NZD 500K) with 90% loan (interest 5%) with rental yield of 8%
3. Buy ONE MALAYSIA properties (RM800K each) with 80% loan (Interest 4%) with rental yield of 3%.

Assume no inflation for the next 30 years and your RM120K will turn to:
USA RM 63,2280 [519.11% increment from purchase price of RM121.8K]
NZD RM 1.517million  [1213.6% increment from deposit of RM125K deposit]
M'SIA  RM214,640 [178% increment from deposit of RM120K]

All properties show increment in capital but the most impressive one is NZD. Everyone has it's own advantages and disadvantages. With RM120k, you can actually purchase a property in USA without having to worry about the mortgage but the return for long term is not v. high. So, which one would you go for?
